An Overview of the Lending Industry in Costa Rica

There are a number of similarities that currently exist between mortgages in Costa Rica and the United States. However, there are numerous differences as well. It is important to realize that regardless of the point of origination, most mortgages are predicated by the credit score of the individual applying for that loan, the loan to value, and the assets of the borrower. From a historical perspective, the purchase of property in Costa Rica was always relegated to “cash only” purchases in the past. That was especially true where international investors were concerned. This is no longer the case due to significant changes in the banking and lending industry here in the country. At one time, procuring a loan from any Costa Rican bank or lending institution was literally impossible, but that has changed dramatically.
